Kurv Industrial Acquires 348,230 SF Infill Asset
in Irvine, California

Located in the Irvine Spectrum, the site operates within a larger business park
environment and offers great connectivity to the broader region

IRVINE, CA (Apr. 17, 2026) Kurv Industrial formerly known as Bridge Industrial, a private, vertically integrated industrial real estate investment and operating firm, has closed on a 19.50-acre asset featuring an existing 348,230 SF industrial building in the booming, supply-constrained Orange County submarket. Located at 9750 Irvine Boulevard in the Irvine Spectrum, the property operates as part of a larger business park environment and attracts tenants seeking professionally managed, functional industrial space.

The Class A infill parcel, which will be called Kurv Irvine II, is situated between two regional thoroughfares and serves a range of tenants across several industries. The property provides 24′ clear height, dock‐high loading, a 120′ truck court, and modern office finishes. The area provides access to skilled labor and is within five minutes of I‐5, I‐405, CA‐133, and the 241 Toll Road, offering connectivity to the broader region, the Ports of LA and Long Beach, and the Inland Empire.

“We see opportunity across the Orange County market and are focused on creating value through disciplined acquisitions and capital investment,” said Kevin Finnegan, Market Officer, Los Angeles, Kurv Industrial. “Our goal is to pursue institutional-quality assets within the region that align with our long-term investment strategy.”

“This marks our second acquisition in the Irvine submarket, further expanding our presence in one of Southern California’s most supply-constrained industrial markets. Class A assets of this scale are increasingly scarce in Orange County, positioning Kurv Irvine II to capitalize on its distinct advantages, including a strong corporate identity, clear height, and loading capabilities,” said Richard Seigel, Senior Director of Investments, West Region, Kurv Industrial.
